What does this blanket zoning change entail?

  • The majority of properties in Silver Springs are zoned R-C1 allowing one house on one residential lot (plus an option for a secondary suite) and a relatively small number of R-C2 lots allowing two houses on one lot (plus an option for secondary suites).
  • The rezoning proposal would change the base zoning from R-C1 and R-C2 to R-CG allowing for single detached, semi-detached, row houses and townhouses.  Most standard lots could have up to a four units townhouse and each townhouse unit may also contain a secondary suite.  This means that on a standard lot there could be a total of eight units.
  • Existing R-CG parking requirements are 0.5 stalls/unit and 0.5 stalls/suite.  Parking requirements for suites will be removed with the new proposed rezoning.
  • R-CG zoning has two other major changes: lot coverage and height
    • Lot coverage – An R-C1 house can cover a maximum of 45% of the lot whereas R-CG row house or townhouse units can cover up to 60% of the lot.
    • Height – An R-C1 house can be either 8.6 meters height (contextual development permit) or maximum 10 meters high (discretionary development permit).  A rezoned R-CG can be 11 meters high, an additional 3+ feet in height.
  • R-CG rezoning would apply to every R-C1 and R-C2 (duplex) property in Calgary.
  • Development permit applications will still be required.
  • The date for the Public Hearing is April 22, 2024.
  • Council will vote on this rezoning proposal.
